In 2008 C&A moves to a city centre project of € 55 million
Today, developer Multi Vastgoed starts construction of the city centre project “De Markt” in Hardenberg, in the province of Overijssel. Multi Vastgoed, in close cooperation with Assen Project in Borne and the municipality of Hardenberg, will transform an area which became available near the market square into the new city square of Hardenberg, featuring 8,000 m2 of shops and 900 m2 of facilities, 113 owner-occupied and rented apartments and 178 parking spaces.
The total investment of the developer, investors and the municipality in the area amounts to € 55 million, plus a municipal investment of € 10 million for the construction of a public space and parking facilities. The shops will open in the spring of 2008, for which Multi Vastgoed arranged for C&A to come to Hardenberg.
The metamorphosis of “De Market” is one of the main features of the Hardenberg Centre Master Plan, which involves the reconstruction of the city centre. In its concept T+T design, a firm of architects affiliated to Multi Vastgoed, has created three commercial and residential buildings surrounding an intimate market square. The Utrecht firm of architects OPL designed dozens of individual facades for the buildings; the variation of these ‘mansions’ is in harmony with the existing urban architecture. Mei Architects of Rotterdam signed for the Master Plan, the public space and the municipal parking facility at the Gedempte Haven.
Lessees
Multi Vastgoed has been successful in arousing the interest of a large number of retailers for the new shopping area, including C&A, Xenos, Gall & Gall, Bakker Bart and Albert Heijn. The Kroonenberg Group will be the shop owner. A total of 113 apartments are planned above the shops, 47 thereof luxurious owner-occupied apartments, situated at De Markt and the Gedempte Haven and collectively referred to as Nobilis. The apartments are scheduled for completion around the summer of 2008. The SGBB corporation will own the 66 rented apartments.
Regional function
The Hardenberg Centre Master Plan enhances the regional position of the municipality in the northeast of the province of Overijssel, which has nearly 60,000 residents, and improves its accessibility. The Local Training Centre (LOC), a multifunctional building which includes training facilities, a public library, a music centre and the Centre for Living and Working, is under construction in the vicinity of “De Markt”.
Last year, the municipality of Hardenberg redeveloped the existing shopping area and now it wants to enhance the main shopping route by means of two small-scale living/shopping projects on either end. Also, by removing the retail function from De Mulderij, the core shopping area becomes more compact. Next spring, the municipal parking facility for 280 parking spaces, adjacent to “De Markt”, at the Gedempte Haven, will be delivered. Ultimately, a total of 550 parking spaces will surround “De Markt”. Add the parking spaces underneath the LOC and the total reaches 750. In 2008, the construction of a new Town Hall in combination with a parking facility of approximately 1500 cars will be started.
Sales manifestation
On Saturday 11 November, from 11 am to 2 pm, the sales of Nobilis (47 luxury apartments at “De Markt”) will start with a film, a scale model and brochures. Admission to the sales manifestation is free for anyone interested in living in the future market square. It takes place in Theatre de Voorveghter, from 11am to 2pm.
The owner-occupied apartments measure 90 to 140 m2, offer 2 to 3 bedrooms and many special features such as terraces and extra high ceilings. The ample south and west facing balconies offer views of the Gedempte Haven, the market or panoramic views of Hardenberg from the prominent tower with penthouse. A private courtyard offers individual parking spaces. The facades show classic brick-built features in warm colours.
Multi Vastgoed made an animated film and compiled a book of over 80 pages with maps, descriptions and prices. After the sales manifestation, the public will be given three weeks to book an option. Lots will be drawn in the event of interest from multiple parties. The sales of the apartments are guided by Hardenberg estate agents Danes, Deen, Lamberink and Vrieling and estate agent Leverink & Assen of Almelo.
